Be gentle with support arms when you work on them.
Dirt builds up in our support arms and needs to be flushed out from time to time. Squeeze the 'inards' to close the window as Sharon suggests and then spray the inside of the arm with silicone. The dirt flushes out with the excess fluid. A couple treatments and they'll be as good as new. Allow the excess to drip off before you close the windows.
No not use oil or WD40 because they will not dry and they will drip onto your window frames for days. Also, oily lubricants will actually attract dust & dirt over time whereas silicone or other dry lubrcants will not.
We clean/lubricate ours once a season.
